We operate as a digital introductions and data-driven collaboration ecosystem — not a brokerage or financial advisory service.

These Terms apply to the use of our websites, Telegram-based interfaces, and related digital infrastructure (“Services”). By accessing or using the Services, you accept these Terms and our Privacy Policy (GDPR).

3 / Eligibility & Verified Access

• Access is reserved for verified professional or self-certified sophisticated investors and licensed partners.
• All participants complete KYC/AML verification before receiving access to projects or data. Unverified users have no visibility inside the ecosystem.

4 / Information Only – No Advice / No Offer

All content within the Services is provided for informational and educational purposes only. Nothing constitutes investment, legal, or financial advice, nor an offer to buy or sell any asset. Each user is solely responsible for independent assessment and due diligence.

5 / Membership & Access

ZY IMMO Capital functions as a private, invitation-based platform. Membership grants verified users access to curated investment intelligence, exclusive project previews, and legal-ready workflows inside a protected digital environment. Specific membership conditions and activation steps are communicated exclusively through the official Telegram interface.

6 / KYC & Compliance

In line with EU and Cyprus regulations, we collect and process identification and proof-of-funds information. Providing accurate data is mandatory for verification and access. All processing follows our Privacy Policy and the GDPR.

7 / Intellectual Property & Confidentiality

All platform materials — teasers, templates, visuals, automations, and data structures — are the intellectual property of ZY IMMO Capital Ltd. They may not be copied, redistributed, or reused for any commercial purpose. Project and partner information remain confidential under NDA; bypassing the platform in any transaction is strictly prohibited.

8 / Prohibited Conduct

• Misrepresentation of identity or authority;
• Direct outreach to third parties introduced via the platform;
• Extraction or resale of confidential materials;
• Use of the Services for fraudulent, unlawful, or deceptive activity.

9 / Third-Party Integrations

To deliver a seamless automated experience, the platform integrates secure external processors such as Cloudinary (media hosting), DocuSign (e-signatures), Pipedrive (CRM automation), and Brevo (analytics). Each provider operates under its own EU-compliant terms in addition to ours.

10 / Liability & Disclaimer

The Services are provided “as is”. We make no guarantees regarding completeness, continuity, or performance of external opportunities. To the extent permitted by law, ZY IMMO Capital Ltd excludes liability for indirect or consequential losses. Nothing here limits liability that cannot be excluded under Cyprus law.

Users agree to indemnify and hold ZY IMMO Capital harmless from any claim or expense arising from misuse of the Services or violation of these Terms.
